The goal is to attain the highest price possible for your property in the quickest possible time frame. In order to achieve this, I will implement an aggressive marketing campaign. First and foremost a “fair market value” for your property will need tom be established. The value will be determined by using a current market data approach.

This approach is based on present market conditions; properties that recently sold in the near by area; and, adjustments for key factors affecting your property. After this is accomplished, I will proceed with the following:

  • I will thoroughly explain at the beginning of our relationship the responsibilities of each party

Market positioning and staging...

  • Determine the most likely selling price based on current market data approach
  • Discuss selling points and possible improvements to enhance the value of and marketability of your home
  • Explain your showing options
  • Estimate your selling costs
  • Provide you with personal relocation services, if needed

Market exposure…

  • Implement my action oriented marketing and advertising campaign
  • Ensure maximum exposure through my web site, realtor. COM and multiple listing services (statewide in California)
  • Arrange for previewing by all active real estate agents and cooperating brokers from all offices
  • Provide a detailed listing sheet to prospective buyers and agents
  • Place a distinctive “For Sale” sign on your property, with proper approval

Showing your property ... through the close of escrow...

  • Make myself available to field calls, respond to agents, buyers, internet inquiries, show the property, and supply information to the proper channels
  • Screen and pre-qualify buyers
  • Present and review all written offers
  • Negotiate the transactions using proven techniques with your goals in mind
  • Finalize the terms of the sales contract
  • Continual follow up on buyer financing, while tracking the escrow
  • Present you with a complete bound file of the entire transaction upon closing

Prior to taking a listing …

In order to properly implement my marketing campaign, the potential listing must be qualified. Your property will have to meet the following criteria:

  • The property is being offered for sale by sellers motivated to sell
  • The property is competitively priced
  • The sellers are willing to properly stage and position the property for the current market conditions
  • The property is available for showing unless noted prior to listing
  • The listing must be of a sufficient term to execute the marketing campaign

Unless the above conditions can be met, I will be unable to properly represent you as a client and professionally represent your listing. I do not accept overpriced listings as it is a disservice to my clients and to the professional real estate industry.
